Summary:
The Maintenance Department Manager is responsible for leading a team of maintenance techs in all duties pertaining to basic maintenance and repairs on homes that are maintained on the Village Properties at Sunriver Long Term and Vacation programs. This person will interact and communicate effectively with guests and tenants of these homes, as needed, as well as with Village Properties' staff members, suppliers, outside contractors and vendors when directed. This person should have a good working knowledge of home-maintenance repairs along with some basic construction. The list of duties for this position is illustrative rather than complete; and may include other duties as required by the owners of Village Properties at Sunriver.
The primary purpose of this job function is:
The Maintenance Manager will oversee starting, organizing and pricing out work orders.
Maintenance personnel are responsible for supplying an accurate record of time and parts used.
Some minor computer knowledge may be required.
Reporting Relationships:
The Maintenance Manager reports directly to the owners of Village Properties at Sunriver in coordination with other department supervisors
Qualifications:

- To support the property management requirements of both the Long-Term and Vacation Departments in a professional manner.
- To achieve a high level of customer service and satisfaction by providing accurate and timely information.
- Scheduling Maintenance staff for work hours and on-call responsibilities.

Qualifications:
To successfully perform this position, the Maintenance Manager must be able to perform each essential duty satisfactorily. The qualification requirements listed below represent minimum levels required for this position:
- Must have good working knowledge of Excel, Word, and Outlook.
- Proficiency in working with different computer software such as Guesty and AppFolio is a plus but not mandatory. Training on such software is provided.
- Effective interpersonal skills with the ability to communicate well with other staff members, tenants, guests, owners and vendors (contractors).
- All tasks are to be completed in the most efficient and professional manner.
- A working knowledge of basic carpentry (such as deck construction and repair, sheet rock repairs, simple furniture repairs or repairing floor damage), plumbing (such as replacing toilets and sinks and replacing faucets, repairing drains, fixing leaks and repairing or replacing garbage disposals, etc.) and electrical (such as lamp repairs, replacing switches, outlets and light fixtures, dryer installation or repairing or replacing dishwashers, etc.).
- Good communication skills with owners, tenants and guests for scheduling various inspections on both Long Term and Vacation homes, as well as scheduling entry for the completion of service and work orders.
- Schedule full home inspections. Items to be inspected are defined on the Inspection Checklist. Inspections are determined as New Property, Move-Out and Annual Inspections in all Long-Term homes and New Property Inspections in all Vacation homes.
- Communicate with Owners to discuss repairs as deemed necessary by inspections.
- Communicate with vendors for bids and/or repairs as approved via owner.
- Determine Walk-thru documentation for each property.
- There may be determinations that arise that will require professional expertise outside the requirements of this job function. Major problems and/or repairs will be referred to the correct licensed professional (septic, plumbing, electrical, appliance repair, and HVAC).
